This coffee farm for sale in Potrerillos Arriba, Chiriquí, Panama, offers a combined land area of 186,853.11 m², equivalent to approximately 18.69 hectares or 46.17 acres, across two fincas in the agricultural area of Cabecera de Cochea. It is located about 2.5 miles / 4 kilometers from the Ruta Sur highway and approximately 10 kilometers from Boquete.

The property combines active coffee production, mature and young coffee plantings, fruit trees, production infrastructure, worker housing, elevated land, creek frontage, and expansive views. A creek borders the property, and impressive views can be enjoyed from many areas, especially from the potential house building site. This homesite offers one of the strongest vantage points on the finca, with open views across the surrounding highlands.

The highest point, known as “La Colina,” sits at approximately 1,300 meters / 4,022 feet above sea level. From this elevated section, there are open views toward Volcán Barú and, on clear days, the Pacific Ocean. It also offers potential for a future private homesite.

The sale includes another finca located higher up, the flagship parcel in Paraíso. This upper finca is 100% high-altitude Geisha and has earned very high marks, adding another valuable agricultural component to the property.

Coffee Production and Agricultural Use

The property is currently about 50% planted, with additional coffee planting underway. The owners are planting another 5,000 coffee plants, which are expected to begin yielding coffee within approximately 3 years.

On the lower farm, the owners purchased approximately 13,000 mature coffee trees, including Catuai, Caturra, and some Bourbon. There was also an unknown number of immature coffee trees already on the property, mainly Typica, estimated at 1,000 trees or more.

Since then, several thousand Geisha coffee plants have been planted in the upper fields of the lower farm. The owners are also planning to source and plant Red Bourbon. The lower farm is estimated to be approximately two-thirds to three-quarters planted. Coffee is shade-grown, supported by the existing tree coverage and the farm’s natural agricultural layout.

Coffee varieties include Catuai, Caturra, Bourbon, Typica, Geisha, and planned Red Bourbon plantings. The farm also includes many fruit trees, an avocado orchard, cashew trees, bananas, and plantains.

Coffee Processing and Farm Infrastructure

The property includes a greenhouse with more than 70 large African beds and a production building equipped with a depulper, peeler, dryer, and a high-tech color sorter en route. A natural drying room is also included, and the owners are currently working on humidity control for this area.

Worker Housing and Farm Structures

The upper finca includes an older wooden casita measuring approximately 20 ft x 25 ft, which can be used as basic housing. The lower finca has an older wooden building with several small rooms previously used by periodic workers. There are also worker apartments and two new steel worker houses.

The property includes two newer single-story concrete block buildings, built in 2020 and 2022, both with solar panels:

Utilities

The property has potable water suitable for residential use. The water system was upgraded in 2022 with new water lines from the main road to the newer concrete buildings. Electricity is available from the road, approximately 75 meters away. Two of the concrete block buildings currently have solar power.

The farm is located in Cabecera de Cochea, Potrerillos Arriba, Chiriquí, Republic of Panama, just off a rural country road about 2.5 miles / 4 kilometers from the Ruta Sur highway, which connects Palmira, Potrerillos Arriba, and Volcán.

Potrerillos Arriba and Potrerillos Abajo are known for agriculture, cooler weather, rural communities, and access to key areas of Chiriquí. The Ruta Sur has improved connectivity between Boquete, Volcán, and David while maintaining a farm setting.

The elevation provides a moderate climate, warmer than some parts of Boquete but cooler than David and the coastal areas.

This 18.69-hectare coffee farm offers active coffee production, mature and young coffee trees, Geisha and planned Red Bourbon plantings, processing infrastructure, worker housing, fruit trees, potable water, solar-supported structures, creek frontage, elevated homesite potential, and expansive views toward Volcán Barú and the Pacific Ocean.
