LOCATION

The property is approximately 15 minutes from Route 27, 20–25 minutes from Orotina and Puntarenas, and around 90 minutes from Juan Santamaría International Airport. Hospitals, supermarkets, banks, universities, gyms, restaurants, and other everyday services are available in Orotina and Puntarenas. A convenience store and restaurant are located near the community entrance.
UNDERSTANDING BEACHFRONT OWNERSHIP IN COSTA RICA
Beachfront ownership in Costa Rica differs from traditional property ownership in the United States, Canada, and many European countries.
More than 90% of Costa Rica’s beachfront falls within the Maritime Terrestrial Zone and is held through government concessions or other legally recognized occupancy structures. Less than 10% is fee-simple titled beachfront.
Because titled beachfront is exceptionally scarce, comparable fee-simple beachfront properties can cost two or even three times more. We also represent titled beachfront properties for buyers who specifically prefer that ownership structure; please ask us about the available options.
This particular property is not fee-simple titled. It is located within Coopetivives, a long-established cooperative created before Costa Rica’s current Maritime Zone legislation was enacted. HOW COOPETIVIVES WORKS
Coopetivives acts as the administrative umbrella for the beachfront community. Each cooperative membership share is associated with a specific home and parcel.
The buyer acquires the house together with the cooperative membership rights assigned to this particular property. The buyer is not purchasing an unidentified share of the overall development.
The cooperative maintains community and membership records, administers concession-related obligations, coordinates renewals, and manages the applicable community requirements. Its most recent renewal was completed in 2022, and renewals have generally been processed in 20-year cycles.
Unlike an isolated concession, where an individual holder may be responsible for navigating the administrative process independently, Coopetivives manages these responsibilities collectively for the community.
Concession ownership is a common and established form of beachfront tenure in Costa Rica. Many private beachfront residences, luxury homes, hotels, resorts, restaurants, and tourism operations throughout the country are located on concession land. It is not an unusual ownership structure; however, buyers should understand it and complete appropriate legal due diligence before purchasing.
CANON / COOPERATIVE COMMUNITY FEE
The monthly canon or cooperative community fee is approximately US$300 and currently covers:
• Municipal property taxes associated with the property
• Concession-related obligations
