Description:

NOBC (New Orleans Building Corporation and New Orleans Municipal Yacht Harbor Management Corporation) is seeking qualifications and development concepts from experienced real estate developers in an RFQ for a 4.65-acre site in West End, New Orleans, where the 17th Street Canal meets Lake Pontchartrain, via a long-term sublease and development agreement.

Proposals must present a first-class commercial and/or mixed-use project compatible with surrounding uses, ideally including retail, entertainment, restaurant, or other public-oriented amenities that leverage the waterfront setting and the Site's history as a food and entertainment destination. The Site sits near Bucktown, Lakeview, and West End, with sweeping lake views, and any development should activate the area and build on its local character.

The Site runs along a 500-foot seawall, with the 17th Street Canal Pump Station to the south. About 85% is impervious surface; 15% is unimproved. Prior studies show capacity for at least 44,600 SF of building footprint and 219 surface parking spaces. Residential use is prohibited.

The State owns the Site (not for sale) and will sublease it to a qualified partner. Over-water areas are excluded from the 4.65 acres but may be leased separately at the developer's request, subject to Army Corps of Engineers approval for compatibility with the pump station.
