Kate Wai is a Senior Advisor and Group Leader of Kate Wai CRE, serving commercial real estate clients throughout Pennsylvania with a focus on Greater Philadelphia and the Lehigh Valley.

Her background spans accounting and finance, pharmacy, commercial real estate brokerage, and real estate investing, giving her both an advisor’s and an owner’s perspective on commercial property decisions. She combines market analysis, disciplined underwriting, negotiation, and practical execution to help clients evaluate acquisitions, dispositions, leasing opportunities, and investment strategy.

Kate has experience across office, industrial, healthcare/medical office, biotech/lab, retail, and investment properties, with particular expertise in healthcare and medical real estate. She works with investors, property owners, healthcare operators, landlords, tenants, and business owners on acquisitions, dispositions, tenant representation, site selection, and leasing.

As an active real estate investor and owner-operator, Kate also brings principal-side experience in acquisitions, financing, underwriting, and operations, which informs her approach to basis, risk, cash flow, financing alternatives, and long-term value creation.

Kate holds the MiCP® designation and has completed the full CCIM core curriculum (CI 101–104) as she continues working toward the CCIM designation.
