This week’s featured listing is a stunning 600 acre seaside ranch in Camaronal, Guanacaste, on Costa Rica’s fabled Nicoya Peninsula.

Hacienda Camaronal is located along the Nicoya Peninsula’s coastal highway, about midway between Samara and Punta Islita. It extends from the Camaronal National Wildlife Refuge that occupies the maritime zone inland, across the highway and up the slopes of the coastal mountain range.

The farm contains extensive tracts of secondary forest with about 50 years of recovery, the rest in pastures. A commercial dragon fruit orchard is the primary economic activity at present, along with 25 head of cattle at the moment.

There are two ephemeral streams that cross or bound the property, one of them opening into a lowland estuary inside the Wildlife Refuge. The property has one year round spring and has two wells, one a hand dug well and one a bored well. Public water supply is in the final stages of being inaugurated for the hamlet of Camaronal, located a short distance from this property. Grid electrical power extends along the coastal highway, which passes through the ranch, dividing it approximately in two.

The topography includes extensive areas with gentle slopes and flat areas ideal for segregation. There are also high points with spectacular ocean views.

The Camaronal beach that can be accessed on foot from this property is famous for its high-quality surf. It is also popular for the Wildlife Refuge, where volunteers operate a turtle hatchery under supervision of park rangers, who provide wildlife protection and beach security, including a parking area for beach visitors.

Though close to the extensive tourism activity of the Nosara – Samara – Puerto Carrillo corridor, Hacienda Camaronal is decidedly rural. The Ora River was only bridged four years ago, so the active Guanacaste development was for many years stalled by the river crossing. Now that the bridge is in place, there is a considerable increase in tourism and interest in development of homes and condominiums.

Hacienda Camaronal is the last truly majestic tract of coastal ranchland that remains in the area and represents a spectacular opportunity for development activities, particularly for lot segregation and perhaps horizontal condominium development.
