"The building is an old steel truss building which has been lengthened in recent years. The construction is quite strong, there is never a worry about snow load. The wind keeps the roof clean here anyhow; I have never seen a snow problem.

The floor is professionally built. There are no cracks. The pad is visibly built high, lots of gravel. Underneath is 3 inches of foam insulation. The pad is 6 inches thick, properly reinforced with rebar. Under the five ton lift, the floor is 12 inches thick (in two foot squares where the lift bolts to the floor.) As required by law, the floor has no drain leading to the sewers. It has a plastic sump in the middle, which is pumped out when necessary. The floor slopes 2 inches from all walls to the middle.

The walls have been furred out with 2×4s and reinsulated. I installed 3/8 plywood over the 2×4s. THEN we put up 5/8 drywall. The walls are 12 inches thick.

All electrical has been installed by certified electricians. The shop is wired for three phase power. The wiring is full of handy features - multiple 220 outlets and heavy duty outdoor outlets, spotlights over the lift and all external heavy duty conduit. LED lighting.

The garage door is an older salvaged door, however it is remote control electric operated. It works flawlessly.

I piggy backed a 40 foot long refrigerator van onto the building. The whole place heats pretty easy with the used oil burner - averaging a barrel a month through the winter. In the van is efficient storage, I built heavy shelving.

The building will need some work. However, it is worth the money because you cannot approach building a new one like this for less.

On the adjoining lot are two old cabins, built in the 1950s. I picked them both up high so they would not rot away. One has a new floor, ceiling, and wainscoting. They're old places, but beautiful in their own way. With a bit of work, quite usable.

I started this business in the year 2004, and I closed in 2019 because I became a full time pilot. I don't want to sell the place, and I won't earn a profit on it. However, I don't live there anymore so I need to pass it on. Whoever moves in will find it easy to bring in a thriving business as long as you do good work. There was no shop available before I came along and there isn't one now"
