Description

This newly renovated historic Second Empire structure was originally built in 1885 and is located in the “New Marigny” neighborhood, which is rapidly transforming.

DO NOT APPROACH EMPLOYEES.

ALL EXISTING RESERVATIONS WILL BE HONORED BY A BUYER AS IT IS A REQUIRED ADDENDUM OF ANY PURCHASE AGREEMENT.

The entire building has been thoroughly renovated and includes brand new mechanical systems such as Water, Sewer, Electrical, HVAC, Sprinkler, Security Cameras etc , making it completely up to code!

The total sqft is approximately 4400 across 2 stories. The main floor is a neighborhood bar that is approximately 2000 sqft. It consists of a front and back bar, allowing an area for overflow customers or for private events. There’s an additional outdoor patio, a balcony, and a front porch seating area. The venue is licensed for live entertainment, it is open 5 nights per week (Wednesday through Sunday), and it features a variety of music including Traditional Jazz, Latin, Blues, R&B, Soul, and Country. It attracts some of the best local artists that New Orleans has to offer. The back bar has an enclosed area that houses 3 video poker machines and has an outdoor ADA Lift to access the bar.

The original plans (by Doug Mayo - Architect) show a proposed kitchen that was approved by the HDLC and Safety & Permits but that was never built. Building the kitchen and renting to a great chef would be a draw for the bar business, and it would increase rental potential for the owner of the building.

The “Inn” is licensed as a hostel/hotel with 6 bedrooms and 6 en-suite baths. The upstairs Inn is approximately 2400 sqft. The status of a hostel avoids the requirement of having a 24-hour front desk (and clerk) required for hotels. However, it is taxed at the same rate as a hotel. The front entrance and each of the rooms have a keypad, so the guests can be given an individual code to check in. The maximum occupancy is 12 people, 2 per room, as allowed by the City of New Orleans. There is a washer and dryer on the second floor, but it is not for guest use. Guests are encouraged to use the laundromat catty-corner to the hotel. The Inn is located directly above the bar, but the rooms are adequately sound-proofed so that the entertainment does not disturb the residing guests.

Originally, the Inn used ThinkReservations as the booking site and the rooms listed for only $85 per night per room during the week and $125 per night per room on the weekends (3 night minimum). The Inn could generate more revenue with a diligent owner or staff member to rent rooms individually and at a higher price (market rate is $150 per night per room during the week). Due to the demands of the current owner's other business ventures, the Inn is currently listed as a short term rental, booking the entire floor (all 6 bedrooms/baths) for $500 per night (3 night minimum).
