Office buildings are a permitted use in the J Bus. 2 Zoning District, but not in the A Res.
1 Zoning District. Town Code §§ 85-425(Q), 85-197. A Change of Zone application will,
therefore, likely be required to amend the Property’s zoning designation to J Bus. 2. The
Change of Zone application will require a public hearing and notice. Town Code § 85-
85.[1]
Based on Suffolk County Land Records, the Property is approximately 0.3 acres in
size. As the Property is less than one (1) acre, a Land Use Intensification Fee will likely
