Property Description:
It is located in the Physiographic Region known as Northern Chaco, characterized by its semi-arid forest vegetation, where Quebracho Blanco and Coronillo predominate in the upper stratum. The soils belong to the Regosols and Arenosols Groups, are grayish-brown in color, have a sandy surface texture, good drainage, and moderate fertility. It has the shape of a regular polygon and the relief is undulating.

Description of Improvements
Pastures: 1,600 hectares (paddocks). Cleared using a posterior spiral system, worked for mechanical weed and pasture control, and another 500 hectares with wire fencing in fair condition. Along the eastern boundary, approximately 180 hectares were worked for eventual hay baling.

Description of Improvements
Wire Fencing: Conventional. 5 and 4 smooth wires. Hardwood posts, each 6 m, 3 intermediate balance beams. Fair condition. Perimeter: 24 km; Internal and Watering Areas: 1 artesian well (210 m deep). Installation of 8 solar panels and a 25,000-liter tank, 2 fiberglass tanks with a 10,000-liter capacity per unit. The system is completed with three circular cement troughs with a capacity of 20,000 liters and ten prismatic.
