A classic 1980’s Meineke Muffler building, with metal siding and roofing attached to a frame of metal girders with extra rivets to withstand the occasional hurricane, surviving Hurricane Katrina with zero damage. Cars enter via either a 12 foot, or two 10 foot roll up doors. Each roll up door has behind it one of three types of lifts, each designed for different missions, but all having a 9,000-pound lift capacity. (See lift details in this document). The interior of the building has been improved with the adding of the customer service area with a sliding window, and door access to the work area. The customer service houses back-to-back half baths, one with a door from the customer service area, and the other, with a utility sink, opens to the work area. The work area as a second level mezzanine for part storage, and an air-conditioned interior office for the crew manage. The piping for a removed air still reaches to each lift where the mechanics would plug in their high-pressure air operated power tools. The current car count is around 20,000 to 21,000 cars per day. Surprisingly, although the building was designed as a muffler replacement only operations, dealing ONLY with mufflers or tires is against the current neighborhood zoning. However, one could operate the property providing Auto Repair and Servicing, without Painting/Bodywork (as a conditional use, i.e., one will need to file with the City of Biloxi and appear before the planning board) …of which few if any exits for miles along the fronting street known as Pass Road.
