The Property has historically been a very steady and consistent performer providing stable, dependable cash flow, however there remains considerable potential opportunity for a new investor to improve current operations and enhance cash flow.

The Uptown Meridian Mall and Crossing is comprised of 782,524 square feet of gross leasable area (545,644 SF owned), that sits on 128 acres in Eastern Mississippi. The owned portion of the Property is anchored by Golden Ticket Cinema, Fitness Depot and Woodstock Furniture and includes 155,042 square feet of shopping center and outparcel suites. The anchors Dillard’s and Belk are under separate ownership and are not included in this offering. The Property sits under a long-term ground lease with the Lauderdale Board of Education that extends through 2056 and contains one additional option period of 25 years (expiring 2081).

The Mall’s in-line space consists of a diverse line up of national and regional retailers highlighted by Bath & Body Works, Buckle, City Gear and Finish Line. There is opportunity to grow the in-line sales and enhance cash flow for the Mall by re-tenanting with newer concepts that are currently not available in Meridian but do operate stores in Jackson, Hattiesburg, and Tuscaloosa. Uptown Meridian Crossing and out parcels consist of predominately national tenants including Ashley Furniture, CATO, Ollie’s Bargain Outlet and Woodstock Furniture.
