Tucked between Key Largo and Islamorada in the upper Florida Keys, the Island Bay Resort is a Florida Keys hidden treasure with direct Bay / Ocean Views.
This ten-cottage resort offers beachfront bay views plus access to a two bedroom owners apartment. Each cottage is a self-contained unit, with efficiency (studio) and one-and two-bedroom cottages available with King and Queen size beds. Each Cottage / Bungalow has colorful quilted bed coverings, kitchenette with sink and mini-fridge, sitting table with two chairs, cozy bathroom with white wood and wicker furniture, bright colors, tile floors, the decor places you immediately in a tropic vibe and ready for guests to enjoy Pina Colada's on their private deck with a Bay View
The larger cottages are two-room suites, with king beds, sofa-beds in the living rooms, and smaller love seats in the bedrooms, larger kitchens with full-size refrigerators. Every room has a TV (one- and two-bedroom cottages have two), free WiFi, AC and ceiling fans, and private decks with Weber grills and deck chairs. Cottage 10 is handicapped accessible.
The rooms are decorated with themes of the Islands, with walls covered with Florida Keys artwork.

There’s plenty to do in the area, including chartering a boat (or taking out your own) the Island Bay Resort offers dockage for guests, plus snorkeling, diving, fishing, or going farther on day trips to the other parts of the Keys. And of course, if you want to do a bit less, the resort is a great place to relax and simply lounge on your private deck and watch the spectacular sunset from the resort’s sandy beach.
Overview of the Resort:
The property consists of four quaint cottage buildings, a private beach, small boat marina, Jacuzzi spa and lush tropical landscaping. Currently, the property is being operated as 10 units consisting of guest rooms, one-bedroom suites, a two-bedroom unit which is a lock-out with the adjacent unit and an owner/manager’s 2 bedroom apartment.
Business: Intangible business assets, as well as furnishings, fixtures and equipment necessary for the continued operation of the Resort ( Currently the owners do not offer bed and breakfast style operation ). The furniture, fixtures, and equipment includes: wireless Internet communications system thru out the entire property, lobby and outdoor beach furniture, fixtures and equipment, guest room furnishings, fixtures, full and mini kitchen equipment, linens, coffee-maker, cable televisions, telephones, bed(s), sofas, chairs, night stands, coffee tables, lamps, plus refrigerators, cook tops and microwave ovens. The subject site fronts on the northerly side, south bound lanes, of the Overseas Highway, a.k.a. U.S. Highway No. 1. According to the Monroe County Property Appraisers Records the subject site consists of a rectangular shaped parcel, the upland portion contains 43,996 square feet or 1.01 acres plus the adjacent bay bottom is leased from the State of Florida. The subject has 100 linear feet of highway frontage along the Overseas Highway and extends 410.52 and 436.44 linear feet in depth. Furthermore, there is a peninsular that extends approximately 75 feet into the bay bottom of Florida Bay, Gulf of Mexico. The property has good exposure with direct access to the Overseas Highway as well as waterfront exposure to the Gulf of Mexico.

The subject parcel is located at mile marker 92.5 just easterly of the “City Center” of Tavernier. Tavernier is located at the westerly end of Key Largo. The subject property is situated on the northerly side, Florida Bay, of Overseas Highway, with access from the south bound lanes of the Overseas Highway, also known as U. S. Highway No. 1, which is the main and only highway connecting the Florida Keys to the mainland. The subject property is situated approximately 87.5 miles northeasterly from city limits of Key West, about twelve miles southerly of the northernmost bridge connecting the Florida Keys to the mainland. The Florida Keys is a chain of islands extending in a southwesterly direction from the Southern tip of Florida, which are connected by a series of bridges. U.S. Highway No.1, Overseas Highway, provides access to the various islands from the mainland. The Florida Keys extend an estimated 125 miles in length.
The subject neighborhood is bordered on the north by the Monroe-Dade County Line,on the east by the Atlantic Ocean,on the west by Florida Bay and the Gulf of Mexico,and on the south by Plantation Key. Overseas Highway divides Key Largo in half, with the subject property located centrally within Tavernier about two miles west of the Tavernier Towne Shopping Center and Mariners Hospital. Tavernier contains many residential subdivisions,with commercial uses concentrated along the highway and main thoroughfares. Some areas have been sparsely developed and/or left undeveloped,since much of the large island is native area and environmentally sensitive. Key Largo is known for its water-sports and relaxed atmosphere just a short drive from the urban centers of Miami, Fort Lauderdale and the Palm Beaches. Located on the island is the John Pennecamp State Park, which features coral reef trips for snorkelers and scuba divers.
Most of the structures are CBS/masonry buildings or smaller single family CBS or frame homes with evidenceofmobilehomesinsomeoftheolderneighborhoodsubdivisionsorwherezoninghistorically permitted mobile homes. Most of the mobile home subdivisions in the area are quite attractive, including the trailer/RV parks within the neighborhood. In other adjacent and nearby subdivisions,the newer homes are frame and CBS construction built-upon“stilts,”with elevated floors built on concrete reinforced columns, in order to comply with flood zone regulations. Most of the Florida Keys are located within a Flood Zone Area, as designated by FEMA. The area’s principal land uses are residential and commercial uses with very limited industrial uses. The subject site has direct access from the south bound lane of U.S. Highway No. 1, a two-way, four lane asphalt paved divided thoroughfare running north easterly and southwesterly. It is the main artery through the Florida Keys. The subject’s location provides excellent access from the southbound lane the Overseas Highway.
