Description

• Stand alone retail / restaurant building on site with new 153 room Spring Hill Suites Marriott Hotel.
• The hotel building is up. The 6,400 SF restaurant shell is under construction. The floor plan is divisible to suit. The developer will build the restaurant building shell, and basement with mechanicals. We are projecting an asking rent of $32 PSF NNN.
• The responsibility for final zoning approvals & all finishes will rest with the tenant.
• The restaurant building has ample parking with the added possibility to overflow into the north end of the Spring Hill Suites parking lot (although that should not be necessary). We have a plan that includes a roof top deck with outdoor dinning (if the village gives final approval of same).
• The hotel will have a bar and a cold kitchen which will not really present any competition and will offer 153 rooms of potential customers. In addition, there is no real meeting space, so a restaurant could host meetings and other such events for guests of the hotel.
• The next door neighbors are: The Ki Martial Arts School, Phoenix Fitness and The Broken Bow Brewery which has a serious following but does not serve food and is prohibited from same.
