On behalf of The Mountain View School District (The “Owner”), NAI Capital is pleased to present this exceptional Los Angeles Area Industrial Development Opportunity on an Exchange / Acquisition basis. The Opportunity consists of nine (9) contiguous parcels totaling 19.42 Acres; Seven (7) parcels are located in the City of El Monte and two (2) parcels are located in City of Industry. A portion of The Property is currently utilized by the Mountain View School District for its corporate headquarters facility. The remaining portion is comprised of the former Madrid Middle School campus which has been completely vacated.

The Highest and Best Use of the subject Property would potentially be for future industrial redevelopment. In order to effectuate a future industrial redevelopment project, The Property would require a General Plan Amendment (GPA) and Zone Change to convert the current zoning classification from Institutional (Public Facilities) to General Industrial. Both cities have expressed their mutual interest to cooperate with the entitlement process and support future Industrial development. The Owner acknowledges that a potential acquisition entity’s ability to effectuate a GPA and Zone Change, as well as industrial entitlements, requires a process that must conform to specific guidelines and time frames as mandated by other governing agencies with jurisdictional oversight of The Property.

To support this vision, NAI Capital has enclosed a conceptual site plan developed by HPA Architects that features two State of the Art Class-A spec industrial buildings; 47,690 SF located in El Monte and 377,310 SF located in City of Industry, for a total of 425,000 SF. The conceptual site plan is provided for illustration purposes only to depict a potential industrial scheme that is highly efficient from a coverage standpoint and also meets generally acceptable functional features that would be expected in a brand new, State of the Art, Class-A spec industrial development. The final project size/configuration will be determined by the acquisition entity and is subject to the approval of both cities and any other agencies with jurisdictional oversight of The Property.

The Subject includes a Freeway Billboard Sign on the I-10 Freeway that is digital, double-sided and illuminated. The billboard is leased to CBS Outdoor through 9/30/29.
