When upscale home furnishings retailer Restoration Hardware opened a massive 1.5 million-square-foot warehouse and distribution center in Patterson, thus creating hundreds of new jobs and the largest building in Stanislaus County history, the new building construction has not stopped since and thousands of new jobs have been created as a result. The building is located near the one million-square-foot Amazon fulfillment center, which opened in 2014. Kohls clothing, CVS Caremark drugstore chain, Grainger industrial supply and Affinia automotive parts also have opened big warehouses in that area since 2006 and more are on the way. Distribution centers are attracted to Patterson because it offers easy access to Interstate 5. In addition, the city of Patterson has enacted changes to the city code that expedite economic development
projects.

The property is currently zoned HC and is an excellent location for an Extended Stay Hotel, however the city has indicated a willingness to consider rezoning the 7.44 acre Del Lago parcels to accommodate multi-family development that will complement the already existing commercial development and help the city achieve much needed housing for the growing workforce.

Patterson is a city in Stanislaus County, California, located off Interstate 5. It is 27 miles southeast of Tracy and is part of the Modesto Metropolitan Statistical Area. Patterson is known as the "Apricot Capital of the World“ - the town holds an annual Apricot Festival. Patterson is the eastern terminus of State Route 130 as defined by state legislation, although the route is unbuilt in Stanislaus County. A freeway has been proposed for construction along this route, passing directly through the Diablo Range west of the city toward San Jose and the San Francisco Bay Area. Interstate 5 borders the west edge of Patterson and Highway 33 traverses the east side and it is approximately 85 miles to San Francisco or Sacrament
