The sale consists of two parcels of land and buildings. Parcel #1 - 98250 Overseas Highway, Key Largo, Florida.
Building Size: 4052 sq. ft. and 2000 sq. ft. Mezzanine, Lot Size: 19,500 sq. ft. Parcel #2 - 98250 Overseas Highway, Key Largo, Florida. Land only 20,850 sq. ft. Total land area 40,350 sq. ft. / .9263 of one acre. The frontage of the property is 130 ft. on the Southbound lane of Overseas Highway and 130 ft. on the Northbound lane of Overseas Highway.
Zoning for the two properties are SC/Suburban Commercial.
Permitted Uses:
Commercial retail of low- and medium-intensity and office uses or any combination thereof of less than twenty-five hundred (2,500) square feet of floor area; institutional residential uses involving less than twenty (10) dwelling units or rooms; commercial apartments involving less than six (6) dwelling units; commercial recreational uses, including bowling alleys, tennis and racquet ball courts, miniature golf and driving ranges, theaters, health clubs, swimming pools, institutional uses, and public buildings.

GEG has performed a Phase I Environmental Site Assessment in conformance with the scope
and limitations of ASTM Practice E1527-13 of the subject property located at 98250 Overseas
Highway, Key Largo, Monroe County, Florida. This assessment has revealed no evidence of
recognized environmental conditions that are suspected of impacting the subject property.
No offsite REC appear to have impacted to the property.
Flood Zone Description: The property is located in FEMA Zone X, which is not within the 100-year flood plain as indicated on Map Panel 12087C0929K, dated 2/18/2005. Chain link fence, 25 Parking spaces on asphalt and gravel, necessary electrical, waste water and water supply infrastructure. Topography Level at street grade; drainage appears adequate.
The property is connected to central sewerage.
There is an “Adverse Possession Claim” which has been submitted as the subject’s owner has been paying the property taxes for said Parcel 00090571-000000. Nonetheless, the parcel has not been formally deeded to the subject’s
ownership and the site area is bound by the survey – 19,500 square
feet contained in subject parcel 00090570-000000. Please see the boundary survey and tax map as to the encroachment, it is not considered to have an impact because the encroached parcel is under the adverse possession claim, which there is no opposition. The owner is automatically granted possession after paying the property taxes for a period of seven. November 2021 marks five years paid, two years left. (Note: Seller is seeing if it can be cleared up now)
