The combination of commercial and residential has very advantageous property repair and legal benefits for a resident owner who claims homestead status. This was the case for five decades with the original business owner and residence occupant. At the same time, this a) mix of uses in b) three separate buildings and its c) grandfathered features offers a diverse income stream well in excess of what is typical for a parcel this size, just under an acre.
