Pounders & Associates, Inc. is pleased to offer for sale Steenson Hollow Marina, a full-service marina located in northwest Colbert County. The property is located along the north shore of the Wilson Lake reservoir of the Tennessee River, near river mile marker 260, just east of Wilson Dam. The existing marina improvements are situated on 5.4 acres of land with approximately 568 feet of shoreline. An additional 13.15 acres of wooded surplus land provides an opportunity for the next owner to add value by expanding and enhancing the marina operations and/or incorporating a residential/mixed-use component. The 13.15-acre portion of the property is located within the Muscle Shoals city limits and is currently zoned R-2 Residential; the marina property is located outside the city limits. Steenson Hollow Marina has been in operation since the mid-1960s.

There are five (5) structures on site:

• Office/ship store – A 1,200 SF wood-frame building with a wooden deck overlooking the transient/fuel dock
• Dry storage building – A 14,400 SF (80’ by 180’) pre-engineered metal building with 3-high metal storage racks that accommodate 75 boats, plus additional storage on the floor.
• Service building – A 3,600 SF (60’ by 60’) pre-engineered metal building
• Bathhouse – a small wood-frame building with two restrooms
• Service office – small wood-frame building

Water-Use Improvements:

• 78’ by 125’ floating dock with fourteen covered 36’ wet slips
• 73’ by 25’ fixed dock with 6 covered pontoon slips
• 177’ by 44’ fixed dock with 10 covered 28’ wet slips*
• 100’ fixed transient/fuel dock

Permitted but not constructed:

• 78’ by 108’ floating dock with twelve covered 36’ wet slips
• 90’ by 140’ fixed transient dock

In February 2021, an accumulation of snow caused the roof to collapse on one of two floating docks. The dock has not been replaced but is still permitted by TVA. A new 140-foot-long fixed transient/fuel dock has also been permitted but not constructed.

There is one fuel pump/dispenser located on a transient dock, which is served by a 4,500-gallon above-ground storage tank.

*These docks are on leased property.
