The existing buildings on the 2201 Delmar Block total approximately 92,000 SF of building area. It also has a single tenant (absolute NNN lease) across the total building area of 92,000 SF and $308,000 of NOI through 3/31/25. The tenant has given notice it will be vacating and not renewing.

There is small portion of office facing Delmar on the West end of the building & some additional office on the South side of the building that was not used by the previous occupant.



Downtown West has seen an explosion of activity in the past few years. Most notably, a new Major League Soccer Stadium ($457MM) has been completed just South from the subject property. This has been a major draw for development and for new businesses flocking to the area. Before the stadium was announced, many businesses decided to move into the area, such as Twain Financial Partners, who redeveloped the property at 20th and Washington Avenue as their new headquarters. Multiple apartment developments have been recently completed – Monogram on Washington, Adler Annex, the Lofts at the HUPP, the Beatrice, and multiple others, as well as a newly announced $200MM mixed-use project by AHM Group on Washington Ave. Development/redevelopment opportunities have become increasingly rare in the area. In addition, just to the North of the neighborhood is the new headquarters for the National Geospatial Agency. This Federal project is underway and has a projected cost of $1.75 Billion. The Agency currently has 3,000+ high paying jobs and that number is expected to increase over the next few years.
