With a career in real estate spanning over 18 years, Barbara Armendariz utilized her entrepreneurial aspirations to found SharpLine with the aim to build a brokerage firm that excels at prioritizing clients and closing deals.

A real estate services consulting company with a focus on enabling both brokers and their clients to experience a seamless, personalized process. Previously having served as Vice President at CBRE and as an agent at Collier International, Barbara was able to master research, analytical strategies, and other key skills necessary to execute successful transactions. Barbara Armendariz is a real estate property specialist.

Managing all aspects of leasing and sales transactions for investor and landlord clients, she also works extensively with corporate occupiers. Providing research-driven, comprehensive strategies for execution in site selection, disposition, lease renewal, and sale-leaseback scenarios. In addition to serving her real estate clients, Barbara is responsible for leadership and implementation of initiatives to better serve all of SharpLine®’s clients.


Barbara is a retail property specialist. She manages all aspects of leasing and sales transactions for investor and landlord clients. She also works extensively with corporate occupiers providing research-driven, comprehensive strategies for execution in site selection, disposition, lease renewal, and sale-leaseback scenarios.

Some of Barbara’s clients have included 99¢ Only Stores, Dollar Express, Aaron’s Inc., Kiddie Academy, Lewis Retail Centers, Medicine Shoppe, Rite Aid, Union Bank of California, Waba Grill and Watt Companies.

Barbara realized her entrepreneurial aspirations to create a real estate services and consulting company. Her focus was to enable both brokers and their clients to experience a seamless, personalized process on a national level. In addition to serving her retail clients, Barbara is responsible for leadership and implementation of initiatives to better serve all of SharpLine’s clients.

A licensed Real Estate Broker in the State of California, Barbara is an active member of International Council of Shopping Centers (ICSC). She holds a Masters Degree in Commercial Property (MiCP®) from Lipsey School of Real Estate; a Bachelor of Science degree in Business Administration with an emphasis in Finance from University of La Verne including study abroad courses completed for International Business from University of Barcelona in Spain.
