Central Management, Inc. (CMI) was founded by Houston real estate professional Vic Vacek in 1978. With 45 years of dedicated Texas experience, the CMI team thoroughly understands the intricacies of the Houston real estate market in a way that few others do. Houston owned and operated with 43 years of consistent leadership, CMI provides rapid and responsive attention to owner and tenant needs. Since inception, CMI has managed more than 1 billion square feet of property including office buildings, retail centers, industrial sites, multi-family complexes, RV parks, medical facilities, government institutions, and non-profit organizations.

Relationships form the basis of effective management, and CMI’s commitment to this principle is evidenced by 35 years of uninterrupted management of Diho Plaza, one of Houston’s premier Chinatown landmarks. CMI has several other management relationships nearing 30 years, including Goose Creek Consolidated Independent School District, Center for Hearing and Speech, and Hollyview Apartments.
Brokerage

CMI’s professional brokers have the experience necessary to help owners navigate the endless leasing options available in the country’s fourth most populous city. In the last two decades alone, CMI has brokered sales transactions in excess of $375 million in addition to overseeing the disposition of over 1,500 acres of raw land.


Property Management

Central Management, Inc. has provided in-depth real estate property management, construction coordination development and consulting in all phases of the real estate industry, including commercial space consisting of RV Parks, multifamily communities, retail centers, office buildings, industrial warehouses, mini warehouses, office service centers, medical buildings, facility management, convenience stores, non-profit facilities and land. In addition to the commercial properties managed, CMI has operated as many as 7,000 multifamily units for the federal government, investors, bankers, and individuals in the past 40+ years. CMI has managed numerous RV Parks and homeowner associations located in Houston, Clear Lake, Hitchcock, La Marque, Webster, Willis, and Dallas, Texas.




Qualified Management Team

CMI’s management team is composed of professionals who have an average tenure of 22 years with CMI. These professionals have achieved various forms of industry recognition: Certified Property Manager designation (CPM®), Accredited Residential Manager certification (ARM®), Certified Commercial Investment Member (CCIM®), and Certified Apartment Portfolio Supervisor (CAPS®).

Crisis Management Experience

Successful crisis management is essential. As a Houston owned and operated firm, CMI has hands-on experience helping clients weather hurricanes and other natural disasters. When Hurricane Ike devastated Houston in 2008, CMI was on the scene to help owners and tenants recover as quickly as possible by efficiently managing over $7.5 million in restoration caused by wind damage. Again, when Hurricane Harvey hit Houston in 2017, CMI’s rapid disaster response reduced owner and tenant impact by providing capable leadership through nearly $1.4 million in restoration from extensive water damage. CMI’s successful track record is due in part to management’s ability to deal directly with insurance companies on behalf of the owner, thus eliminating the time and expense typically required in dealing with public adjustors. Central Management has evidenced this same crisis management planning and rapid response time to fires and other natural disasters.
Commitment to Environmental Standards of Excellence

As an organization, CMI knows that relying on yesterday’s success is not enough for today’s investor. That’s why CMI is progressive in its alignment with today’s environmentally conscious development standards. CMI has the experience of coordinating as LEED Green Associate, US Green Building Council’s (USGBC) recognition of green design, construction and operations.
Distressed Asset Management—Property Rehabilitation and Renovation

CMI offers a team-oriented approach by combining the knowledge and skill set of all our Associates which provides an objective and effective resolution team. Our experience includes service to private investors, financial institutions, insurance companies, and lenders in commercial and multi-family rehabilitation. CMI focuses on providing the best solution to improve property value and restoring assets to be income producing in a cost and time-efficient manner.

In Houston’s River Oaks Community, in the Upper Kirby District, CMI completed three major renovations at The Hermitage, an 11-story residential high-rise over a 24-year period. The renovations included elevators, lobbies, corridors, all units, carports, and exterior lighting.

Other multi-family renovation projects include:
• Total rehab of 150 units at 3811 Sherwood Pines, for owner Provident Mutual Insurance.
• A major renovation for Mutual Benefit Insurance company, Timbers in the Bush Intercontinental Airport/Deerbrook area.
• Prudential Insurance hired CMI for a complete property rehabilitation on Garth Road in Baytown, TX.

Property Development

Central Management has developed multi-family residential communities, utilizing staff experience and knowledge of the market within the area. The Franklin is a Class A, gated multi-family residential community developed in 2004 by CMI and managed by CMI. The 196-unit property consists of five floor plans, 1 to 3 bedrooms: and offering amenities of a clubhouse, media room, exercise area, deluxe carpet and window treatments, washer/dryer, and alarm systems.

Another multi-family property developed by CMI in 2000 is Westlake Residential. Westlake is a 256-unit Class A development offering a clubhouse, state of the art physical fitness center, business conference center, media room and beach-style swimming pool.

Central Management’s office building construction projects include:
• Chase Bank selected CMI to develop One Mockingbird Plaza in Dallas, consisting of 8 stories, 160,000 sq. ft.
• CMI constructed, leased and managed 377,967 sq. ft. at The Ben Franklin Tower, 5444 Westheimer, Houston. Asset Manager was Dunshire & Ayshire Group.
• Amoco hired CMI to develop and construct a 47,000 sq. ft. office building located at 5450 Northwest Central Dr, Houston, TX.
• Klein Creek Professional Plaza is a 42,000 sq. ft. medical office space that was developed, constructed, leased, and managed by CMI for 15+ years.
