Looking for passive investments of CRE, that's generating income.

Price range is generally 100k - $1M; may go to 3M if NOI is good. Anything above is case by case.

Looking for motivated sellers open to 50% down of the real estate, subject to an appraisal. Generally refi in about 12 months. Refis are from 60 - 85% LTV.

We require a copy of a clean title.

If there isn't an appraisal that has been done within the last 9 months (some cases may be 6, or even 3 months), we can pay for it; that will lower our offer by the amount paid for the appraisal.

We will also need clear and full pictures of each room, and all sides of the building.

A clean title, and clear pictures will allow our lender to provide an LOI, or equivalent.
