Ms. Dominguez began her career in real estate over 20 years ago as an International Hotel Consultant conducting feasibility studies for the number one hotel consulting firm at that time, Laventhol & Horwath (L & H), an affiliate of Horwath & Horwath International, subsequent to graduating with a Master’s in Business Administration degree concentrating on International Finance and Marketing. Her main responsibilities at L & H included market data research and analysis, and financial projections for proposed luxury hotels and mixed-use developments throughout the Caribbean and Latin America. While at L & H, Maite had the opportunity to do feasibility studies for proposed Adult Congregate Living Facilities in the healthcare industry, as well. She was recruited and promoted to Senior Consultant for another top hotel consulting firm, Pannell Kerr Forster (PKF).
While at PKF, Ms. Dominguez was responsible for a team of consultants and coordination between the hotel consulting side with the real estate appraisers of the firm. This is where she exposed to Real Estate Appraising. One of her clients, Mr. John Blazejack, offered her the opportunity to join his Real Estate Consulting and Appraising Firm, Slack, Slack, Roe & Blazejack, later to become Blazejack & Company. At the time she joined Slack, Slack, Roe & Blazejack, she obtained her Real Estate Sales Associate license to do appraising. Subsequently, the Real Estate Laws for appraising changed and she earned the State Certified General Real Estate Appraiser’s license (Certificate No. RZ1454). Since then she has worked for numerous Real Estate Consulting and Appraisal Firms as an independent contractor through her own commercial real estate consulting firm.
Throughout the years, Ms. Dominguez has bought and sold investment properties. She created a financial model in Excel, which analyzes an investor’s return on investment based on variable inputs of selling price, loan-to-value ratios, interest rate, term, potential gross income, vacancy and expenses. Her experience includes market and financial analysis, reading leases, writing lease briefs, running ARGUS and Excel programs for commercial real estate properties of all types. She is familiar with all the commercial search tools, such as MLS, Loopnet, Co-Star, government websites, etc. and has excellent relationships with commercial brokers in the market.
