CenterSquare is focused on buying un-anchored neighborhood strip centers (see attached for more detail). We have core-plus priced capital and are looking for Class A quality, un-anchored service retail properties on hard corner intersections in top tier submarkets. In 2021 we acquired 15 properties. The avg deal size being $12.5M and cap rates ranging from 6.1% - 7.2%. The properties are located in Orlando, Houston, Phoenix, Dallas, Atlanta, Charlotte and South Florida. We plan on acquiring another 30 properties in 2022 so we could use your help!

These centers…
• Have no anchor – instead it’s strip centers with essential tenants
• Majority of tenant mix is e-commerce resistant (food & beverage, health/medical, professional services, beauty, etc.)
• 3-mile demos have > 70k population or $70k income
• Hard corner, lighted intersections
• 10,000 – 50,000 SF
• > 2000 vintage
• > 5 tenants
• Deal size > $7.5 million or portfolios
