Description

Mr. Lyman is President and CEO of Lyman Real Estate. He oversees all aspects at Lyman Real Estate including retail leasing, investment sales, and development. Ron has over thirty-five years of expertise in real estate transactions. Throughout this time he has acquired, developed, managed and sold numerous projects. He is also an active broker throughout Connecticut, representing tenants for their expansion but specializing in landlord leasing.

Ron has completed transactions with retailers such as Big Y, Stop and Shop, Kohl’s, Home Depot, Dollar Tree, Rite Aid, CVS, ULTA Beauty, AutoZone, McDonald’s, Family Dollar and many others.

In addition to his membership in various real estate associations, Ron received the Certified Commercial Investment Designation (CCIM) after extensive training.

Additionally, he is an active member of the International Council of Shopping Centers (ICSC). Ron holds real estate broker’s licenses in Connecticut, Rhode Island, Massachusetts and Florida.

Mr. Lyman is a native of Southeastern Connecticut, born in Norwich and presently living in Westbrook with his loving wife Jackie and three boys – Sam, Max and Jack. Ron’s oldest son, Tyler is following in his father’s footsteps and is also in the commercial real estate business.

Notable Brokerage Transactions

Hired to sell the 8,000 sf former West Marine building in Old Saybrook, CT. Mr. Lyman was the only broker in the transaction in which he produced a tenant-buyer, Food Works, who relocated from another parcel in town.

The only broker involved in brokering a 55,000 sf lease with Big Y in Old Saybrook, CT

Brokered several large transactions to the Mashantucket Pequot Tribal Nation- a $4.5 mill sale of 220 acres in Quaker Hill and $3.5 mill sale of “Midway”, a 167,000 sf industrial facility- both of which were owned by General Dynamics.

Notable Development Projects

Early in his career, Ron bought, restored and/or converted several structures into approximately 60 apartments in the Norwich area. He later sold these and acquired large tracts of land, which he subdivided into approximately 600 residential building lots.

In 1985, Ron obtained prime land on Main Street in Willimantic where he developed, and currently owns and manages Tyler Square, a fully leased 80,000 sf office/retail shopping center. All tenants have AA credit rating and include AutoZone, Dollar Tree, Sherwin Williams, Taco Bell, CT Veterans Administration, CT Department of Labor, Social Security Administration, State Judicial Department, and State Library.

In 1999, Ron developed a new freestanding Rite Aid in Willimantic, CT.

Ron purchased land and gained approvals for a 68 unit apartment complex in Norwich which he sold just prior to construction. This resulted in a 1031 exchange into land he purchased in Old Saybrook, CT (now known as Max’s Place).

Max’s Place is a 128,000 sf retail shopping center in Old Saybrook, CT that opened in September 2014. It is co-anchored by Kohl’s, and Big Y. Other retailers in the project include ULTA Beauty, Pet Valu, Five Guys and SuperCuts, just to name a few. Mr. Lyman has worked very closely with local planning and zoning boards on this New England style architectural development to make sure all requirements are met and expectations are exceeded in the shoreline community.

Currently developing retail centers in Rocky Hill, abutting the on/off ramp to I-91 North (exit 24) on the Silas Deane Highway, and on the Boston Post Road in Clinton at the traffic light where the Stop and Shop is located abutting Walgreens for a to be named national restaurant and other retailers.
