We are a private equity group, looking for commercial real estate deals, that do *not* need a lot of repairs. No land nor development/construction projects.

All deals need to have a business that is for sale; real estate can be for sale or lease.

We buy on actuals, NOT pro forma. The better the cash flow to asking price, the better. If the NOI is higher then the asking price, we're extremely interested.

We are looking for very motivated sellers; health issues, retiring, seeking other interests, etc.

The business must:

- Be in business for at least 2 years; no startups.

- Gross at least $1M, with a net of 30% (in the $1M, it would need a minimum net of $300k).

- While our focus has been in the US, we have been expanding globally, so global transactions are considered.

We want people to be very open with us. We have no problems signing NDA. However, with that in mind, we don't want to waste anyone's time. If, after signing the NDA, you are unwilling to disclose financials (2 years tax returns and at least 3 months of bank statements), to help us make informed and educated offers, we won't be able to help you close the transaction. We receive countless company offers in the US, and around the globe. If we can't see the finances, we don't have the parts we need to the puzzle, and we can't make an offer. We want to move as quickly as we can, to make the best offer possible.
