HOUSTON: Experienced closer / legit buyer - Looking for class B-C multifamily. Small okay if in the 610 loop, but bigger as you go out

I'm an active buyer in Houston, specifically inside the loop. I've bought over 2000 units. I've closed on 100% of the properties I've put under contract. I buy as is / where is. Never re-trade. Hard money okay. Very little due diligence needed. Can handle deals up to about $30-$40m. Will be fine for smaller deals (land, 1-4 fam, sub 20 unit, etc) if in/around midtown/montrose. But as you get further from midtown/montrose the deal size needs to be larger to make sense. Email deals@fatproperty.com if you have something.
