I'm an active buyer in Houston, specifically inside the loop. I've bought over 2000 units. I've closed on 100% of the properties I've put under contract. I buy as is / where is. Never re-trade. Hard money okay. Very little due diligence needed. Can handle deals up to about $30-$40m. Will be fine for smaller deals (land, 1-4 fam, sub 20 unit, etc) if in/around midtown/montrose. But as you get further from midtown/montrose the deal size needs to be larger to make sense. Email deals@fatproperty.com if you have something.
