A UK-based international developer and owner of 4-5-star branded luxury hotels, resorts, and villas across multiple European countries seeks to expand its global presence. The acquisition criteria for hotel & resort properties are listed below:
A. For well-run hotels that have Hotel Management Agreements (HMAs) and efficient management in place for outright acquisitions, or long-term leases of the underlying asset properties. Typical size and selection scope are:
- Average Size: 65 to 140 rooms
- Average Room Area: 50 Sqm (530 Sq ft)
- Buildable area: 6,000 Sqm – 14,000 Sqm (63,600 – 148,400 Sq ft) + adequate parking.
- Location in City: high traffic tourist spots, close to airports.
B. Existing developable hotels: Run-down hotel properties that have potential for enhancing NOI through capital infusion and substantial improvements for rebranding them to the required standards.
C. Conversion of other asset classes: Properties, such as vacant or run-down office, multi-story, and apartment properties in metro cities, which have the potential to be converted into profitable hotels.
D. Acquisition of old and run-down commercial properties in high-traffic visitor districts and commercial districts of metro cities for their land value to develop hotels.
E. Acquisition of historic estate homes and palaces that can be developed and converted into boutique hotels.
