Actively seeking an office building or professional commercial asset for a highly qualified owner-user client executing a 1031 tax-deferred exchange.
Disposing asset is under contract at $2.4M with a highly certain timeline, and we are ready to move quickly upon identifying the right "landing spot."
CRITERIA:
- Property Type: Class A or B Office / Professional Commercial Building.
- Size: 8,000 SQFT minimum.
- Occupancy: Owner-user opportunity. The client can occupy the entire asset or take a significant portion (4,000–8,000 SF) of a multi-tenant building.
- Layout/Use: Space will house a professional accounting practice and a volunteer community/sanctuary space. Layouts with existing classroom, conference, or open training buildouts are preferred, but we will look at assets that can easily be retrofitted.
- Target Locations: Specifically filtering within a tight corridor bounded by Warrenville Road (North), 75th Street (South), Mill Street (West), and Route 53 (East) across Naperville, Lisle, and Warrenville.
FINANCIAL STRATEGY & FLEXIBILITY:
While our primary target is up to $2.4M for a straight cash exchange, we are highly open to larger, multi-tenant cash-flowing office assets above this price point where conservative financing can be brought in. Conversely, we will consider lower-priced standalone deals if we can split the remaining exchange proceeds into passive alternative vehicles.
