The bullets below specify what I typically look for in Apartment Complexes. Moreover, anything that I look at has to have never been on the market in the last 24 months

-100 to 2000 residential multi unit complexes. Preferably all in one subdivision or a single building.
-Cap rates between 7.75% to 18%+
- Ideally property should have a “value add” component to the asset such as low rents, necessary improvements, vacancy caused mismanagement, or a distressed factor.
- No RE brokers involved in transaction.
- Urban or Suburban areas. No rural.
- Poor, Average or good condition
- Major city Markets
