* Prefer off-market --- If listed, should be 120+ days on market.
* Not interested in retail pricing --- Motivated sellers only.
* Seller needs to be open to creative financing (owner carry, partnership, etc).

* Residential: The property must be vacant, nothing owner-occupied, no new construction.
* Commercial (mobile home & RV parks, storage facilities, mixed-use, retail, restaurant, etc)- no comm land
* Acreages: 100-1,000+ acres, must have county road frontage, water source (creek, pond, river, etc)
* Farm & Ranch: existing crops a plus, must have water source, all sizes of properties
* Businesses: Must have absentee owner potential (has enough income to support manager/employees)

* Important: Many times, our transactions are put together as LLC partnerships. To get partners excited, the deal must be a true deal, it cannot be close to retail. Whether the property is listed or not, we love properties that are sitting, with no offers. There just needs to be a motivated seller, open to price discount and/or terms.
