Description:

Stan Johnson Company is actively searching for the following opportunities for a client of ours. Their investment criteria are as follows:

• Transaction Types: Fee Simple and/or Sale Leaseback Transactions
• Tenant Types: Gas/Convenience Stores, Auto Parts, Car Wash, Auto Service/Repair (i.e. oil change, brake shops, etc.)
• Lease Terms:
o Credit Tenants – Only Short-Term Leases (< 6 years remaining)
o Non-Credit Tenants – Only Long-Term Leases (> 6 years remaining)
• Real Estate: Any (Population > 25,000 within 3-mile radius)
• Deal Size: $1M +
• Cap Rate: 6.75%+
