This is for the agent/developers looking for JV partners on deals they're posting here on Brevitas. I'm working direct with an international funding platform looking for development opportunities here in the US. Bring all your deals!!!

Criteria:
Sponsor - experienced with good track record in the market
Equity check they can bring- $2.8m.-$3.5m. per deal! (if really strong sponsor and an attractive project up to 3 years, they can bring up to $15m. equity check)
First deal - min. 20% equity investment from the local sponsor. From second deal- 10%.
Type of assets: development projects, value-add projects, yielding assets (if can meet the yield requirement below) - residential (multi-family or condos), student housing, retail (service oriented centers), senior living, logistics/self storage
Investment Length: up to 3 years (exit strategy could be: sale of project, refinance and paying off equity+return, buying them out at agreed terms).
Investor's Expected Yield (leveraged): above 20% IRR
