Jason Calacanis hosts two popular podcasts, This Week in Startups and the All In Podcast.

He is currently looking for a new studio within walking distance (under five blocks/.5 miles) of downtown Burlingame or San Mateo. Here are our needs:

1. We are looking for a non-traditional, affordable space and are ok with raw space. It could be a storefront, a theater, or a warehouse space.
2. The space could be 1,000 square feet or 10,000, with a minimum of a 20x20 foot room for the podcast studio and the rest for a live audience of 10 to 100+.
3. Parking is not an important consideration. We can live with zero or 50 parking spaces — and would be using them infrequently.
4. Noise is an important consideration, so spaces that are along the railroad tracks would be impractical unless the building is soundproofed.
5. We are looking for a three-year lease, structured in 1-year renewals.
6. We have a couple of free options inside of larger office spaces who want to host the studio, so we are cost conscious in making this decision.
7. We do not have a budget and are opportunistic. We could make various spaces work. A 500-seat theater or a coffee shop on a side street could both work for recording his daily podcast. The first could bring in a large live audience, the latter a ten-person studio audience.
8. We are not using a tenant broker.
