We're Seeking A Loan Guarantor/Key Principal - Passive Investment

Hi, I hope all is well. I'm thinking you might be able to help me. Here is the situation.......I want to buy an industrial building in Alburquerque in New Mexico. The total acquisition cost is $11,176,150. I have found a lender for $7.2M non-recourse loan. My problem is that I cannot qualify for this loan. I need a loan guarantor/key principal to qualify. The loan guarantor must have a net worth of at least $3.5M and liquidity of $400,000. I will pay the loan guarantor 20% of the general partnership of the acquiring entity. You get 20% of the acquisition fees, 20% of the monthly cash flow and 20% profits when we sell. I will also pay 0.25% of any unpaid balance for each year. The loan is non-recourse. NO personal guarantee, so there is no risk for the investor. If you know any investor who would want to guarantee me this loan let me know. Please help us. I must close this deal before the year ends. Thank you.
