In an area with easy access to the sea, part of a unique landscape context in the South-East of Sicily, a few kilometres away from the Municipality of Modica, declared Unesco World Heritage Sites, where Baroque architecture reveals unique cultural treasures, Maganuco eco-village resort development will be built.
The strategic location, a wide range of travel experiences offered and the proximity to some of the major points of interest of the region, make it a highly appealing tourist destination.
The resort will be developed over two lots of land on the shore, measuring respectively 54,000 sqm and 7,500 sqm and it will be able to accommodate 142 apartment units as well as leisure services such as a SPA with a private pool, common areas, sporting areas, playgrounds for kids and parking spaces, making the resort ideal for families.
It aims at becoming one among the best practice of eco-sustainable product of the Mediterranean, and as such, it has been design to enhance minimal impact on the environment, while assuring comfort with state of the art technologies.
The organization of the resort recalls the distribution system of the old Sicilian rural farmhouses, the characteristic "bagli“.
The hanging gardens, created on the bodies of the eco-village, are inspired by the agricultural terraces of the territory of the ancient county of Modica, generally cultivated with olive, carob, almond and citrus trees. The gardens also function as green roofs to optimize the hygrothermal comfort of the rooms below.
Lot A is characterized by two overlapping courtyards with the south side open towards the sea. Lot B, on the other hand, is entirely organized around a water courtyard on which face the restaurant, the swimming pool and the units gardens.

With reference to timeline, the project has been authorized and construction works should begin no later than December 2025, before conclusion of Urban Planning Agreement. This would allow the current Agreement to be extended.
