- May be branded with professional management in place.
- May be unbranded or developable to branding standards.
- May be financially distressed, requiring infusion of funds and management.
- May be physically run-down and developable.
- May be a non-viable asset convertible to a hotel.
- RevPAR $150+ or potential by development.

Other preferences include:
- Fee simple 100% ownership interest.
- Innovative seller’s collaboration is welcome for partial interest and/or carry note.
