Matthews Real Estate Investment Services is pleased to present a sale-leaseback opportunity in Waterford Works, NJ. The 35-acre property at 713 Pestletown Rd will feature a state-of-the-art cultivation facility, constructed upon the close of escrow.

The tenant, Quail Pond Farms, LLC (QPF), is a state-licensed cannabis cultivator in New Jersey, leveraging this sale-leaseback to fund facility development. Operations are slated to begin in November 2025, with sales expected by March 2026.

Upon closing, the current seller will become the tenant under a 10-year Absolute NNN lease, backed by both a corporate guarantee from Quail Pond Farms, LLC and a personal guarantee from CEO Patrick Kennedy. The lease includes annual rent increases beginning in year 6, based on the greater of 1.00% or CPI.
